When choosing between home automation companies in Saudi Arabia, look for six things: engineers certified on the system they propose, a design built on an open wired backbone such as KNX, air conditioning brought under the same control, an entrance on the same system, genuine products with manufacturer warranty, and a clear plan for handover and support. A company that can show all six will deliver a home that still works, and can still be serviced, years after it is finished. This guide explains each check for villa owners, developers and consultants in Riyadh, Jeddah and Dammam.
A home automation company, usually called an integrator, designs the system, chooses the control platform, specifies the products, then installs, programmes and commissions it before handing it over to the owner. The products normally reach the integrator through a distributor.
Cache is one of those distributors: a trade distributor based in Dubai supplying integrators across the GCC, including Saudi Arabia. We do not install, so this guide is written from the supply side: what good integrators specify, and the questions worth asking them. Our Saudi Arabia page lists everything we supply into the Kingdom.
KNX, C4 and Crestron each run their own training and certification for installers and programmers. Ask which platform the company proposes for your project, who in the team is certified on it, and whether the programming is done in house or subcontracted. If it is subcontracted, ask who will support the system after the subcontractor has moved on to the next job.
Be wary of a company that works in only one closed system. It will design every project around that system, whether it suits the building or not, and you will depend on that one company for the life of the home.
For a villa, a wired control system such as KNX or Loxone runs lighting, shading and scenes without depending on Wi-Fi or on one app's cloud. It is the part of the system that has to last twenty years. The owner still wants to use the apps already on their phone, and that is where the integration layer comes in.
A 1Home Server KNX Pro connects to the existing KNX installation and presents it in Apple Home, Google Home and Amazon Alexa, and lets Matter devices such as Hue and NUKI join, without replacing anything underneath. 1Home makes Server versions for Loxone and Crestron Home too. Ask the company how you will control the home day to day, and what happens if you change phone or voice assistant in five years. Our guide to KNX home automation and Apple Home goes deeper. Cache is the exclusive 1Home distributor for the UAE and GCC.
Air conditioning is the biggest load in a cooling dominant climate and the system owners touch every day. If it stays on separate wall controllers, the home is only half automated. Ask how the company will bring the VRF, VRV or split system under the control system, and whether the gateway they propose supports the air conditioning brand on the project.
The CoolAutomation CoolMaster is a gateway that connects VRF, VRV, split and air to water heat pump systems from Daikin, Mitsubishi Electric, LG, Samsung and most other major manufacturers to home automation and building management platforms, including over BACnet. The control system then sees each indoor unit, so cooling can be scheduled, zoned and switched by scene with the rest of the home. Cache is the sole GCC distributor for CoolAutomation. Background on the system type is in our VRF explainer.
Then ask what will be on the wall. In a villa where the interior designer has chosen every finish, a plastic thermostat beside a metal keypad is the detail owners notice. Polar Bear Design thermostats are made in Britain to match Lutron and Crestron keypads, with bespoke finishes available, and one unit can control a bedroom and its en suite. Cache is the sole GCC distributor and quotes them on a project basis.
The gate and front door are used every day, so they belong on the same system. DoorBird IP video door stations run over the network and call the DoorBird app on up to eight phones or tablets, or a wall mounted indoor station, with no subscription fees. Because they are IP based, they connect natively to Crestron and through certified or supported drivers to Control4, Loxone, RTI, ELAN and Fibaro. Ask whether the intercom the company proposes talks to the control system, or runs as a separate box with its own app. Our guide to video intercoms explains the options.
Grey stock can look cheaper, but it often comes without manufacturer backing, so warranty claims, firmware updates and replacement parts become your problem later. Ask the company where its products come from and who supports them in the region. A good integrator will name its distributor without hesitation, and the distributor should hold genuine rights for the brand in Saudi Arabia. Our guide to choosing a smart home and AV distributor in the GCC sets out what that looks like from the integrator's side.
Ask what you receive when the project is finished: as built drawings, a device schedule, the programming files and a named support contact. Make sure the programming files are handed to you, so another company can support the system if you ever need one.
Ask too how support works without a site visit. 1Home gives the integrator secure remote ETS access, so many programming changes on a KNX system can be made remotely, which matters when the integrator is based in Riyadh and the villa is in Jeddah. CoolAutomation's cloud tools do the same for the air conditioning, with remote diagnostics that flag a fault before the owner notices it.
Who on your team is certified on the system you propose? The programming decides how well the home works.
Is the backbone wired, and which standard? KNX and Loxone outlast any single app.
How do I use Apple Home, Google Home or Alexa? Day to day control should use the owner's own phone.
How is the air conditioning integrated? Cooling is the system used most.
Does the intercom talk to the control system? One app for the home, not several.
Where do the products come from? Warranty and spares depend on it.
Will I receive the programming files? You are not tied to one company forever.

Yes. Air conditioning is the system Saudi homeowners use most. A gateway such as the CoolAutomation CoolMaster connects VRF, VRV, split and air to water heat pump systems to the home automation system, so each indoor unit can be scheduled, zoned and switched by scene alongside lighting and shading. Without it the home is only half automated.
Yes. A 1Home Server connects to the existing KNX installation and presents its devices in Apple Home, Google Home and Amazon Alexa, without replacing the wiring. Versions also exist for Loxone and Crestron Home. Cache is the exclusive 1Home distributor for the UAE and GCC and supplies integrators in Saudi Arabia.
As built drawings, a device schedule, the programming files and a named support contact. Holding the programming files means another company can support the system if needed. Ask too whether the integrator can make changes remotely, for example through 1Home's secure remote ETS access on KNX projects.
No. Cache is a trade distributor based in Dubai. We supply integrators, installers and AV contractors in Saudi Arabia and across the GCC, who design, install and commission the system for the owner. Homeowners should work with an integrator, who can source products such as 1Home, CoolAutomation, Polar Bear Design and DoorBird through Cache.
