Smart Home Solutions in Saudi Arabia: An Integrator's Guide

Smart home solutions in Saudi Arabia are built in layers: a wired control backbone such as KNX or Loxone runs lighting, shading and scenes; an air conditioning gateway brings the VRF or split system under that backbone; an IP video intercom handles the gate; a structured network and rack hold it all together; and an app and voice layer puts the whole home on the owner's phone. Get the layers right and the project is reliable, serviceable and easy to hand over. This guide walks Saudi integrators through each layer and the products Cache stocks in Dubai for it.

What does a smart home in Saudi Arabia need?

The brief in a Riyadh or Jeddah villa is rarely just "make the lights clever". Owners want cooling they can schedule and zone, a gate they can answer from anywhere, and one app that controls the lot. For integrators that means choosing a backbone first and then adding home automation products that talk to it, rather than collecting standalone gadgets with an app each.

Our Saudi Arabia page lists everything Cache supplies into the Kingdom.

KNX and Loxone: the backbone of Saudi smart home projects

KNX is the standard most high end residential projects in the region are built on, with Loxone the other common choice. Both are wired, both are robust, and both have historically been awkward to control from the apps homeowners already use. That gap is what 1Home fills.

A 1Home Server KNX Pro connects to the existing KNX installation and presents it in Apple Home, Google Home and Amazon Alexa, and lets Matter devices such as Hue, IKEA and NUKI join the KNX project, without replacing anything underneath. 1Home also makes Server versions for Loxone and Crestron Home, the latter through an official TIG driver rather than a workaround. For the integrator there is secure remote ETS access, so a programming change in Jeddah does not need a site visit from Riyadh, and the 1Home System Manager for running multiple sites from one place. On the wall, the 1Home Touch panel configures itself from the 1Home Server, which cuts commissioning time on multi room and multi unit projects.

Cache is the exclusive 1Home distributor for the UAE and supplies 1Home into Saudi projects from UAE stock.

How do you integrate air conditioning into a smart home?

In a cooling dominant climate, air conditioning is the biggest system in the house and the one owners touch every day. Leaving it on separate wall controllers misses the point of a smart home. The CoolAutomation CoolMaster is a gateway that connects VRF, VRV, split and air to water heat pump systems from Daikin, Mitsubishi Electric, LG, Samsung, Toshiba and most other major manufacturers to home automation and building management platforms. It is KNX certified, has a certified Control4 driver and a native Crestron Home extension, and speaks BACnet, Modbus and a REST API, so the control system sees every indoor unit whichever platform the project runs on.

That lets cooling be scheduled, zoned and switched by scene with the rest of the home, and CoolAutomation's cloud tools add remote diagnostics and predictive maintenance for the service side, which matters when the integrator is in Dubai or Riyadh and the villa is on the coast. CoolAutomation products run on sites in more than 100 countries, and Cache is the sole GCC distributor.

Room climate control that matches the keypads

Once the air conditioning is on the backbone, the thermostat on the wall becomes a design decision as much as a technical one. Interior designers on Saudi villas scrutinise every wall plate, and a plastic controller next to a Lutron or Crestron keypad does not survive the review. The Polar Bear Design range is made in Britain for exactly this problem. The Ursium Pro, which won Best New Product at the CEDIA Smart Home Awards Americas 2024, is a dual zone thermostat with Modbus integration that sits alongside Lutron, Forbes and Lomax, Meljac and Rako keypads. The Zentium Pro adds a Digital Crown control and ships in paired versions with Lutron Palladiom and Crestron Horizon keypads, with BACnet gateways for larger projects.

Dual zone means one unit can run a master bedroom and its en suite independently, which suits Saudi villa layouts well. Bespoke finishes are available to order. Cache is the sole GCC distributor for Polar Bear Design and quotes it on a project basis.

Door entry and intercoms for Riyadh and Jeddah villas

Most Saudi villas have at least a vehicle gate and a pedestrian entrance, often more. DoorBird IP video door stations run over the network, usually on Power over Ethernet, and call the DoorBird app on up to eight phones or tablets at once, or a wall mounted indoor station, with no subscription fees. Because they are IP based, they connect natively to Crestron and through certified or supported drivers to Control4, Loxone, Savant, RTI, ELAN and KNX visualisations, so the gate becomes part of the smart home rather than a separate system. The D11 series flush mount stations come in stainless steel, bronze and RAL finishes, with an optional keypad for PIN entry. Our guide to video intercoms covers the options and what drives the cost.

Network and racks: the layer that gets forgotten

Every product above lives on the network, and the network lives in a rack. On a villa project that rack holds the KNX power supplies, the 1Home Server, the CoolMaster, the switches, the DoorBird indoor station controller and often the AV head end. Specifying it late means cable management done on site and heat problems within a year. Cache AV Racks are our house brand, stocked in Dubai from 6U wall mounts to 42U floor cabinets, so the rack ships in the same consignment as the equipment going inside it. The same principle applies to the smart home projects we support in Dubai.

Supplying Saudi projects from Dubai: choosing a smart home supplier

For an integrator, the supplier matters as much as the product. The three things to look for are genuine distribution rights rather than grey stock, which protects warranty and support; stock held in the region, so a project is not waiting on a European lead time; and technical support that understands both the control system and the integration product, from specification through to commissioning.

Cache is a trade only distributor based in Dubai. We hold stock in the UAE and ship to integrators in Riyadh, Jeddah, the Eastern Province and the wider GCC. We are the sole GCC distributor for CoolAutomation and Polar Bear Design and the exclusive 1Home distributor for the UAE, and we supply DoorBird into Saudi projects with the same support. Our technical team reviews schedules, checks compatibility against the HVAC and control system on the job, and stays on the project until it is handed over.

Frequently asked questions

What does a smart home system in Saudi Arabia usually include?

Most professional smart homes in Saudi Arabia have four parts: a wired control backbone such as KNX or Loxone for lighting, shading and scenes; a gateway that puts the VRF or split air conditioning under that backbone; an IP video intercom at the gate; and an app and voice layer so the owner controls everything from one phone. A structured network and a proper rack tie the four together.

Can a KNX system in Saudi Arabia work with Apple Home, Google Home and Alexa?

Yes. A 1Home Server connects to the existing KNX installation and presents its devices in Apple Home, Google Home and Amazon Alexa, and lets Matter devices join the system. Nothing underneath is replaced. 1Home also makes versions for Loxone and Crestron Home, and gives the integrator secure remote ETS access for changes without a site visit.

How do you integrate VRF air conditioning into a smart home?

Through an HVAC gateway such as the CoolAutomation CoolMaster. It connects VRF, VRV, split and air to water heat pump systems from the major manufacturers to home automation and BMS platforms over KNX, BACnet, Modbus or IP, so every indoor unit appears in the control system and can be scheduled, zoned and monitored. Cloud remote diagnostics are available for the service side.

Does Cache supply smart home products to Saudi Arabia?

Yes. Cache is a trade only distributor based in Dubai that holds stock in the UAE and ships to integrators in Riyadh, Jeddah, the Eastern Province and the rest of the GCC. Cache is the sole GCC distributor for CoolAutomation and Polar Bear Design and the exclusive 1Home distributor for the UAE, and supplies DoorBird into Saudi projects with technical support from specification to commissioning.
